How We Work
Everyone at Melin recognises the importance of working as a team.
The corporate management team consists of the Chief Executive, two strategic directors and four directors. Together they manage and maintain all of the teams that make up Melin Homes.
This team is different to all the others as we generally deal with things that are internal. We make sure Melin runs according to the guidelines set out by our governing bodies, make sure that all staff are looked after by organising training, sorting out their holidays and making sure that the offices are run efficiently.
We also as the name suggests have the Chief Executive in our department who is the overall boss.
Development Team
The department is responsible for the development and re-development of properties for rent or sale. This includes buying the land, arranging funding, finding the contractors and then monitoring the works when on site and that's not everything we do. We also provide a unique facility to allow you to remain in your home should you fall into difficulties with your mortgage.
Finance
This is a very busy department which handles the money side of things. We calculate and collect tenants' rent; deal with debt recovery; pay suppliers, contractors and staff produce the accounts and budgets and providing extensive financial support to internal departments.
Marketing and Communications
This team coordinates and produces all of Melin's communication and marketing materials. We are responsible for looking after the website, producing publications including our residents newsletter 'Fresh', press releases, advertisements and organising events.
Continuous Improvement
This team deals with making improvements to the business to make it more efficient and develop greater effectiveness throughout the organisation. Thus enhancing our ability to deliver our customers good service and greater choice.
Housing Teams
As a department we try to make sure that our residents live in comfortable, warm and secure homes and in communities they feel part of. This involves us in all aspects of work relating to the properties that we own. This can be anything from allocating or maintaining homes, making sure that our residents keep to the conditions of their tenancy and dealing with rent accounts. \We are split into two teams, east and west and cover all five of our unitary authority areas.
Office Management
As the title suggests we manage all the offices that we have, this includes the purchasing of all the things that make our offices run smoothly.
IT
We operate and run our network and maintain all the computers on all of our sites and make sure that everyone can do their jobs as efficiently as possible.
HR
This is the people department. We maintain all of the records about our staff and also coordinate all the jobs adverts that go out send out all the jobs adverts.
Asset Management
The asset management team manage our repairs team. They assess any repairs you have and make sure that they are carried out to high standards. This team is also heavily involved in the GENuS consortium which is working towards achieving savings for the whole organisation.
Our Direct Labour Team
This team carries out maintenance to our homes that includes painting and electrical work.
Care & Repair Torfaen and Monmouthshire
The Care & Repair Agencies hosted by Melin provide a free comprehensive home improvement and advisory service, working with other organisations throughout Torfaen and Monmouthshire.
Our main purpose is to help home-owners and private tenants who are older or disabled stay in their home with increased comfort and security. We do this by either arranging repairs or adaptations to be carried out to your home or advising on such works.
